  1. Residential and Commercial Real estate closings

A real estate closing or simply a “closing” (also referred to as a “passing” in Massachusetts, or a “settlement”) is the final step in the process of executing a real estate transaction. The closing date is set during the property purchase or sale negotiation phase, and is usually several weeks to several months after the offer is accepted . On the real estate transaction closing date, the ownership of the property is transferred from the seller to the buyer.

  1. Title and closing services

Before a closing can be consummated or finalized, a title search must be conducted and the title must be determined to be free of defects. When a title is free of defects it is said to be “clear.” Real estate attorneys can help with this process.

  1. Seller representation

Attorneys often represent the sellers of real property, known as a “seller representation.” Our office represents sellers of real estate, in both residential and commercial transactions, as well as buyers and lenders.

  1. Closing paperwork reviewed

The final exchange of paperwork between a buyer and seller concerning real property is the much anticipated “closing” or “passing.” At the closing, all agreements between buyer and seller are finalized, documents are signed and exchanged, money passes to the seller, and title to the property passes to the buyer. Our office will review such paperwork on behalf of any party.

A title examination is a close examination of all public records that affect the title to the real estate the buyer is purchasing.  In many real estate transactions, title insurance companies issue title insurance based upon the chain of title to the property when it is transferred.
